Bayou Place Residents:

This letter is intended to explain the recent assessmentincrease of $30 taking the assessment from $150 to $180 a year.  This was a difficult, but necessary decisionafter keeping the $150 rate for more than 6 years.  The economy has presented many struggles foreach of you and also the association as electricity in the last 6 years hasincreased some 15%, water 8%, insurance 23% and so on.  In an effort to keep your fees low for thelast 6 years the community has reduced services instead of asking formore.  The hope was that the downturnwould be short lived.  We finally reachedthe point this year that there was nothing more to cut and an increase wasneeded.

The primary reason for the increase was not expensemanagement, rather that collection of income is down.  Your association relies on each member to paytheir assessment if we are to avoid more increases.  This $30 assessment is a direct result offoreclosures and the collection problem. We want you to know that if we can have the non-paying members pay theirassessment – the annual fee can be reduced. I have included a copy of the aging report showing those persons whohave not paid to prove to you that $30 x 174 units is the amount we haveunpaid.  Our office was contacted bymembers expressing their frustration at the board – but this frustration shouldbe directed to those not paying.  Yourboard members do not want to pay higher fees and recent vandalism of the signand community property cost everyone. 

On another note, for the last few years at every annualmeeting there is discussion of improving the community park.  At this annual meeting a vote wasoverwhelming cast to not spend money to purchase equipment until more memberscould share their voice.  There are somethat say we should empty the bank account and purchase as much equipment as wecan installing swingset, trash cans, bbq grilles and so on.  There is a cost to this decision though – as anythinginstalled while likely cause an assessment increase as we will then be requiredto pay operating, repair and replacement costs going forward.  So while the idea is good – you must bewilling to pay a higher annual fee to have this – so we have created an online survey so you can decide.

NEIGHBORHOOD WATCH - Wednesday, July 20, 2011

 It is imperative for all residents of Bayou Place to be aware of criminal activity in our area and methods for home and property protection. Whether you are an owner or renter makes no difference, criminals will not make that distinction. For those who attended our first meeting, you know that crime our area is rapidly heading towards the level of Brownsville, the most crime-ridden area of Pensacola. The Bayou Place Neighborhood Watch Committee will be holding monthly meetings on the second Tuesday of every month at the Bellview Baptist Church on Saufley Filed Road, a five minute drive. To be uninformed is to be unprotected, and we all must remember that indifference is the criminals best friend.

February Meeting will be held on the 21st (3rd Tuesday) due to Valentines Day being the 2nd Tuesday.

 Bayou Place Homeowners Association Minimize

Bayou Place subdivision construction began in 2004 and consists of (174) improved lots and (3) vacant lots.  Common areas include a neighborhood park, 2 entrances with signs and monuments, community lighting, irrigation system and entrance lighting.  All roadways are publicly maintained.  Membership to the Non-Profit Homeowner Association and the payment of dues is mandatory. 

Annual dues are typically billed in November (2012 dues - $180) of each calendar year and due no later than the end of that month.  Board of Director and Member meetings are held frequently.  All meetings are publicly noticed by posting a sign at the entrance of the community and posted on this website.  Members may attend any meeting and are entitled to voting rights in accordance with the governance documents.
